Rolling Trails
What It Actually Is

Rolling Trails is not a Cochrane neighbourhood. It is the Town's redevelopment plan for two neighbourhoods that already exist — and knowing which is which saves buyers a lot of confusion.

What Rolling Trails Means

If you have been told a Cochrane home is “in Rolling Trails”, the address is real but the neighbourhood name is not. Rolling Trails is the title of an Area Redevelopment Plan the Town of Cochrane adopted under Bylaw 17/2023. The Town describes it as a framework to begin the process of redeveloping the Rolling Range and Towers Trail communities.

So the plan is called Rolling Trails, and it sits over the top of two neighbourhoods that the Town's own maps still list separately. Both are on the southwest side of town. They share one street — Rolling Range Drive — which is usually where the mix-up starts.

In Town
Towers Trail
On the southwest edge of Cochrane, about 1.7 km from downtown. Mostly condo suites at 77 George Fox Trail, plus a handful of large country parcels.
Out of Town Feel
Rolling Range Estates
The acreage pocket immediately south, about 2.6 km from downtown. Detached homes on land, 27 addresses in total.

Why it matters when you are buying: an Area Redevelopment Plan sets out how land in the area may be used and built on in future. It does not change what a property is today, but it does shape what can happen next door.
